Quick answer

Should I repair or replace my water heater in Ottawa?

Repair is usually the right choice when a tank water heater is under about 8 years old and the problem is a part such as a thermocouple, igniter, gas valve, element or thermostat. Replacement is usually better when the tank itself is leaking, the unit is over 10–12 years old, or repairs are becoming frequent. Plumber Ottawa diagnoses gas, electric and tankless water heaters across Ottawa and gives you a written price for each option before any work starts.

What we fix

Water heater problems we fix across Ottawa

Most water heater calls fall into a handful of patterns. Identifying which one you have tells us whether a quick part swap will do or it's time for a new unit.

No hot water at all

Pilot out, failed igniter or thermocouple on gas tanks; tripped breaker or burnt element on electric tanks. Usually a same-visit repair.

Not enough hot water

Sediment build-up, a failed lower element, a broken dip tube or simply an undersized tank for a growing household.

Leaking tank or fittings

Leaks from fittings or the relief valve can be repaired. A leak from the tank body means the lining has failed and the unit must be replaced.

Rumbling or popping noises

Sediment from Ottawa's moderately hard water collects at the bottom of the tank and boils. Flushing helps; severe build-up shortens tank life.

Rusty or smelly water

Discoloured hot water or a rotten-egg smell often points to a worn anode rod or internal corrosion.

Tankless error codes

Scale build-up, venting issues, ignition faults and flow sensor errors. We descale, service and repair most major brands.

Compare your options

Tank vs. tankless vs. heat pump water heaters

Replacing a water heater is a chance to choose the right technology for your home. Here's how the main options compare for Ottawa households.

TypeBest forTypical lifespanConsiderations
Gas tank (40–60 gal)Most Ottawa homes with natural gas8–12 yearsLowest upfront cost; needs proper venting
Electric tankHomes without gas, condos10–15 yearsSimple install; higher operating cost than gas in most cases
Tankless (on-demand) gasFamilies wanting endless hot water, space savings15–20 yearsHigher upfront cost; needs annual descaling and suitable gas line

Upfront pricing

How much does water heater repair cost in Ottawa?

Water heater repair costs in Ottawa depend on the part that failed and the type of unit. Replacing a thermocouple, igniter or electric element is a modest repair. Replacing a gas control valve costs more because of the part price. Tankless repairs vary widely by brand.

Replacement costs depend on the tank size, fuel type, venting requirements and how much the installation needs to be brought up to the current Ontario Building Code. A like-for-like gas tank swap is the most straightforward; switching to tankless or heat pump involves more work.

Whatever you need, we give you a written price after diagnosis and you approve it before we begin. If a repair isn't worth it on an old tank, we'll tell you.

  • Written price for repair and replacement options
  • Licensed gas technicians for all gas work
  • Old tank removal and disposal included in replacements
  • Expansion tank and code upgrades explained clearly
  • Rental buyout and return advice

Water heaters in Ottawa homes: what's different here

Many Ottawa homes still have a rented hot water tank, a legacy of rental programs common in Ontario for decades. Monthly rental fees can add up to far more than the cost of owning a tank over its life. Before replacing a rented unit, check your rental contract for buyout or return terms — we can explain your options and install an owned replacement once the rental unit is resolved.

Ottawa's cold incoming water — it can drop to a few degrees above freezing in winter — means a water heater works harder here from January to March. That's when undersized or sediment-filled tanks give out. Ottawa's water is moderately hard, so annual flushing of tanks and descaling of tankless units noticeably extends their life.

Water heater guide

The Ottawa homeowner's guide to hot water tanks and tankless heaters

Your water heater is one of the hardest-working appliances in your home. Here's what our technicians want you to know about keeping it safe, efficient and reliable.

01

How a tank water heater works

A tank heater stores 40 to 60 gallons of water and keeps it hot with a gas burner or electric elements. Cold water enters through a dip tube that delivers it to the bottom of the tank, and hot water leaves from the top.

A sacrificial anode rod inside the tank corrodes instead of the steel tank. When the anode is used up, the tank itself starts to corrode — which is why replacing the anode on schedule can extend tank life.

02

Gas water heater troubleshooting

If a gas tank has no hot water, check whether the pilot is lit (on older units) or whether the control shows an error light. Follow the lighting instructions on the tank label exactly.

If you smell gas, don't try to relight anything. Leave the home and call Enbridge Gas's emergency line from outside, then call us once it's safe. Gas appliance repairs in Ontario must be done by licensed gas technicians, as regulated by the TSSA.

03

Electric water heater troubleshooting

Most electric tanks have two elements and two thermostats. If you have no hot water, check the breaker first. If you have some hot water that runs out quickly, the lower element has often failed.

Electric tanks run on 240-volt circuits. Testing elements requires turning off power at the panel and using a meter — leave that to a professional if you're not comfortable.

04

The temperature and pressure relief valve

The T&P valve on the side or top of the tank opens if pressure or temperature gets dangerously high. A discharge pipe should run from it to within a few inches of the floor.

If the valve is dripping, the tank may be overheating, pressure may be too high or the valve may be worn. Never cap or plug a relief valve — call a plumber to find the cause.

05

Thermal expansion and expansion tanks

When water heats it expands. If your home has a check valve or pressure-reducing valve on the main line, that expanded water has nowhere to go, and pressure spikes stress the tank and fixtures.

A small expansion tank on the cold supply absorbs the extra volume. Many Ottawa homes, especially newer builds with pressure-reducing valves, benefit from one, and it's often required when a heater is replaced.

06

Rental tanks: keep renting, buy out or replace?

Rental agreements typically include repairs, which some homeowners value. But over 10 to 15 years, rental fees often far exceed the cost of buying and installing a tank.

Read your contract for the buyout price and the return process before you replace a rented unit. If you decide to own, we can install a new tank and leave the rental unit ready for the rental company's pickup according to your contract.

07

Is tankless worth it in Ottawa?

Tankless heaters heat water only when you need it, so there's no standby loss and they never run out mid-shower. In Ottawa's winter, cold incoming water reduces a tankless unit's flow rate, so sizing matters.

A tankless heater may need a larger gas line and new venting. When sized and installed properly, they last longer than tanks and free up basement space. Annual descaling is essential with Ottawa's water.

08

Heat pump water heaters

Heat pump water heaters move heat from the surrounding air into the water and can use far less electricity than a standard electric tank. Natural Resources Canada lists ENERGY STAR certified models.

They need space and a basement that stays reasonably warm, and they cool and dehumidify the room slightly — often a bonus in summer. Check current federal and provincial programs for possible incentives.

09

Flushing your tank

Once a year, attach a hose to the drain valve and flush a few gallons until the water runs clear. This removes sediment that causes rumbling and reduces efficiency.

If the drain valve hasn't been opened in years it may leak afterwards. We can flush the tank and replace a plastic drain valve with a brass one on any service visit.

10

Signs your water heater is near the end

Rust-coloured hot water, water pooling around the base, loud rumbling, a tank over 10 years old and frequent pilot outages all suggest the end is near.

Replacing a tank on your schedule is calmer and usually cheaper than an emergency swap after it floods your basement.

11

Safe hot water temperature

Health authorities recommend storing hot water hot enough to limit bacterial growth while protecting against scalds. Many plumbers set tanks around 60 °C and use mixing valves at fixtures where scalding is a concern, such as homes with young children or older adults.

We set and explain your temperature on every installation, and can install a thermostatic mixing valve if needed.

12

Permits and code requirements

Water heater replacements in Ontario must meet the Ontario Building Code and, for gas units, TSSA requirements. That includes proper venting, gas connections, relief valve discharge and, where required, seismic or expansion provisions.

We handle the technical requirements so your installation is safe, compliant and documented for your insurer.

13

Sizing a new water heater for your household

A family of two can usually live comfortably with a 40-gallon tank, while a household of four or more with soaker tubs or multiple bathrooms often needs 50 to 60 gallons. The first-hour rating on the label is a better guide than tank size alone.

For tankless units, sizing is about flow rate in gallons per minute at Ottawa's cold winter inlet temperature. We calculate the demand from your fixtures so you don't end up with lukewarm showers in February.

14

Venting: why it matters

Gas water heaters must vent combustion gases safely outdoors. Older atmospheric units vent through a chimney; newer high-efficiency and power-vented units use plastic pipe through the wall.

When a furnace is replaced with a high-efficiency model, an old water heater can be left alone in an oversized chimney, which can cause poor draft. We check venting on every visit and install a carbon monoxide alarm recommendation where appropriate.

15

Water heater maintenance schedule

Flush tanks once a year, check the anode rod every three to five years, and test the relief valve annually by lifting the lever briefly with a bucket under the discharge pipe. Descale tankless units every year in Ottawa.

Regular service keeps efficiency high and catches small problems before they become a flooded basement.
